Luxury property management

Kitsuné luxury property management. Your home, kept
as if you never left.

Kitsuné provides luxury property management for high-net-worth owners of private residences and second homes. Residence care, household staff, maintenance, grounds, security coordination and concierge are brought together around your home, with one named point of contact.

Kitsuné emblem: a many-tailed flame-gold fox above the kitsuné wordmark

The fox at the gate

In folklore, the kitsuné is a guardian. Watchful, loyal, and rarely seen.

We take the same view of care. The best stewardship is felt rather than noticed: the boiler serviced before the cold, the garden in flower when you arrive, the staff steady and supported while you are away.

We work with a deliberately small number of homes, so each one is known in detail, by name and by habit.

Residences we are built for

Every house keeps its own hours.

Illustrative studies of the kinds of homes we care for, and what each tends to ask of its steward. These are not client properties.

Process

An unhurried beginning.

No obligation, no pressure. Simply a careful introduction between your home and the people who would look after it.

  1. 1

    A private conversation

We listen first: the home, how you use it, and what ownership currently costs you in time and attention.

  2. 2

    A walk through the house

With your permission, we visit in person and record its condition, systems, people and particular habits.

  3. 3

    A written proposal

A clear scope, a named point of contact and a fee you can understand before anything begins.

  4. 4

    Quiet, continuous care

We take the keys. You receive concise reports, and are contacted only when it genuinely matters.

For property owners

Private property management, explained.

Straight answers about caring for an exceptional home, before a private conversation.

Discuss your property's requirements

What is luxury property management for a private home?

Luxury property management coordinates the care of a private residence, its systems, grounds and household team. Kitsuné brings inspections, maintenance planning, contractor oversight and arrival preparation together through a named point of contact, with the scope agreed around the owner's home and routines.

Can Kitsuné look after a second home while the owner is away?

Kitsuné's residence stewardship includes scheduled inspections, written visit reports, seasonal opening and closing, and arrival preparation. Inspection frequency, access arrangements and escalation instructions are defined in the property-specific proposal rather than assumed to be the same for every home.

What services does Kitsuné property management include?

Kitsuné offers six service areas: residence stewardship, household staff coordination, maintenance and project oversight, grounds and estate coordination, security coordination, and owner concierge. Owners can discuss a single service or full household stewardship; the agreed proposal defines what is included.

How is private residence management different from rental management?

Private residence management focuses on the owner's use of a home: upkeep, household continuity, privacy and readiness for arrivals. Rental management focuses on tenants or guests and letting operations. This Kitsuné website describes private residence stewardship, not a rental listing or tenant-management service.

How are property management fees and service locations confirmed?

Kitsuné serves San Francisco and the San Francisco Bay Area. A written proposal follows an initial conversation and, with permission, a property visit. Share the property's town and the support required so visit arrangements, scope and fees can be confirmed. The website does not publish fixed fees or guaranteed response times.

How does a private property management consultation begin?

Use the consultation form to share your name, email and a short description of the home and the help you need. A telephone number, property location and area of interest are optional. A successful submission displays an enquiry reference; it is a request for a conversation, not a confirmed booking or service agreement.

Are the residences shown on this website actual client properties?

No. The coastal villa, alpine chalet, Georgian townhouse and country estate are illustrative studies, not client properties or properties available to rent or buy. They explain the different care requirements a private residence may have.

"The finest compliment a house can pay its steward is to feel, on your return, entirely unchanged."

Our guiding principle

Private consultation

Tell us about your home.

Share as much or as little as you wish. Your enquiry is read by a person, held in confidence, and used only to prepare for our conversation.

  • Read personally, never by a sales list
  • No obligation of any kind
  • Information shared on a need-to-know basis
